Setting Up Check-in and Check-out Day Restrictions for Your Property
At Holidu, we recognize the importance of balancing flexibility for guests with the need for operational efficiency. One way to achieve this balance is by configuring limitations on the days guests can check-in and check-out, tailored to each season.
While we understand the necessity of having restrictions in place, we also recommend providing guests with maximum flexibility wherever possible, by allowing them to check-in and check-out any day of the week. This approach not only streamlines the booking process but also enhances the overall guest experience.
Here's a step-by-step guide on how to set up these restrictions.
First of all, log in to your account and select the property you wish to modify. Whether creating a new season or modifying an existing one, you can proceed in two ways: from the prices section or from the calendar section. The outcome will be the same.
From the Prices Section:
Under "Configuration" on the left-hand side, scroll down and click on “Prices”.
Click on the season you want to modify, and then click on “Edit”.
Select the check-in and check-out days.
Click “Save”.
From the Calendar Section:
Click on "Calendar" and then select the period you want to modify.
You will see an “Edit” option on the right - click on it.
Select the check-in and check-out days.
Click "Save".
It's that simple! By following these instructions, you can easily customize your property's check-in and check-out days, ensuring a smoother booking process for you and your guests.
Extra fees
In your Holidu listing, you can refine your price settings to make them clearer and more transparent by adding the additional costs that guests may have to pay for their stay, in addition to the configured nightly rate.
If you need to charge any extra fees, potential guests must be aware of and know the exact amount before proceeding with the booking.
Please note that the more fees there are in your listing, the more confusing it may become for potential guests, and they might choose to book a different property with a simpler pricing configuration. Therefore, we would always recommend keeping additional fees to a minimum.

In the “Pricing” section of your Holidu listing, you can find the following additional fees:
Cleaning fee - A fixed amount that you always charge your guests for the end-of-stay cleaning of your property.
Security deposit - A fixed amount that you always charge your guests in case of any damages to the property (highly recommended). The security deposit must be charged before or upon check-in and is refunded unless any damages have occurred (except for Airbnb bookings, here you can check their AirCover protection).

Additional fee per guest per night - Fee that is added per extra guest after a certain number of guests (up to the maximum capacity of your property). This is an easy way to offer the property at an attractive price for smaller groups (e.g. a couple who could otherwise not afford the full price - please note that the entire rented property must be available: if the property is advertised as a 4 bedroom villa, all 4 bedrooms must be available, even if the booking is only for 3 people).
Tax - If there is any extra-governmental / regional tax to be paid by the guest, you can configure it there. You can choose among Eco tax / Tourism tax / Camping tax / Other tax.
To set your additional fees, follow the steps below:
Log in to your Account and select the property you want to edit.
Click on “Configuration”, then “Pricing”, scroll down to “Additional Fees”, and click on “Edit”.
A pop-up window will appear, in which you can make any necessary changes.
Click “Save” at the bottom of the page when you are done.

In the “Pricing” section of the Property Configuration, you can find the entire list of amenities, which you can configure at an extra fee, if applicable. You can choose to charge these fees per night, for the entire stay, or per guest. Each amenity can be configured with specific options.

To set up your amenities with extra fees, follow the steps below:
Log in to your Account and select the property.
Click on “Configuration”, then “Pricing”, scroll down to “Amenities with extra fees”, and click on “Edit”.
A pop-up window will appear, in which you can make any necessary changes.
Click “Save” at the bottom of the page when you are done.
Please note that Booking.com charges bed linen, towels and electricity fees automatically with the booking, while the other platforms do not. You can easily see which fees are charged automatically and which need to be charged on-site by looking at “Bookings” in your Holidu Account.

The non-configurable fees include all fees that concern services that cannot be directly configured in your Holidu account (e.g. late check-in fee). You can reach out to us to add to your property description text that an additional fee will need to be paid upon arrival if the guest has requested the service.

First of all, please note that legally speaking as well as according to the Terms and Conditions of the advertising platforms, fees based on consumption (e.g. per kWh, per liter, per kg, etc) are forbidden. Configurable fees need to be set based on the length of stay or number of guests (e.g. per night, per stay, per person, etc).
Additionally, any amenity you configure as being available (as a feature of your property) must be available at all times and without extra fees.
Please note that Booking.com blocks any amounts of money written in description texts and removes the text when any amounts of money or currency signs are detected.
For instance, it is not allowed to add additional costs such as heating costs or costs for the use of air conditioning only in the description text when these amenities are configured.
In this case, unfortunately, “Heating” or “Air Conditioning” could no longer be configured and, as a result, would not show in the results when a guest is searching for these features, given that they are not available at all times without condition (i.e. for an extra fee → on request).
You are welcome to include heating costs or costs for air conditioning under "electricity costs" for instance. However, these costs would always need to be paid by the guests (no matter what season they book for), and these amenities would not be “on request”.
Generally speaking, we would strongly recommend making important features always available without any additional fees to ensure more potential guests find your property on the booking platforms and book it. This also reduces the number of complaints received from guests (whether on-site or in the reviews) as it ensures full price transparency and prevents complicated budget calculations.
Possible costs related to these features can be included in your nightly rate (e.g. increasing it a little in summer to cover the use of A/C, and in winter to cover the use of heating, for instance).
If you decide to make air-conditioning, for instance, optional, you must remove it from the configured amenities, and we can then add a sentence in the description mentioning that air-conditioning is available on request and for a fee (even though it is not possible to specify how much, so the guest won't know the price you will charge for this. Hence, we strongly advise against this).
Fees that are not configurable on Holidu are not supported by the various platforms and can therefore not be charged as a fee. They must be included in the nightly rate.
Fees that are configurable on Holidu (and hence on the advertising channels) cannot be mentioned in the description text but instead must be correctly configured (e.g. cleaning fee - the cleaning cannot be an option; either it is included in the total price, or it has a mandatory extra fee, which is configured).
Fees for optional services to be arranged with you directly (e.g. late check-in, airport pick-up, mid-stay cleaning, or such) cannot be configured, but we can add information about these in the description text and in the arrival information. It would show like this: “Late check-in can be organized directly with the owner between 10 pm and 2 am for an additional fee.”, while you can add the exact fee for this extra bookable service to the arrival information of your property.
We hope this information helps you make the best decision when it comes to configuring extra fees. In your Holidu account, you can add, delete or update all configurable fees for bookings made after this change. Please remember to let us know when you modify an amenity (adding or deleting one), so that our professional Content Team can update the description accordingly, as well as translate it into all our available languages.
How can I activate/deactivate a discount in my account?
Did you know that activating discounts on your listing can help you get more visibility and therefore, more bookings?
In this article, we explain how you can activate and deactivate discounts in your account.
Enter your Holidu account;
on the left-hand side under “Configuration”, scroll down to “Pricing”;
continue down the page and you will see a section called “Attract more guests with discounts”;
here you will see the different discounts you can offer guests.
A. "New Listing discount": We’re extending the original "First Booking Booster" which applied only to the first booking, into a "New Listing" discount that now applies to the first 3 bookings of a property. The New Listing discount will be automatically activated for all new properties, with a default discount rate of 20%. The discount will be applied once on the first 3 confirmed reservations. If one of these 3 bookings is canceled, it will not be counted, and the discount will remain active until it has been applied to 3 confirmed bookings.
For existing Properties:
Eligible: Any property that has received fewer than 3 confirmed bookings is eligible for the New Listing Discount.
Not Eligible: Properties with 3 or more confirmed bookings are not eligible for the New Listing Discount.
The New Listing Discount cannot be combined with any other discounts. If activated, it will be the only discount applied and will take priority over all other offers.
B. Attract guests with special offers: Below you will find the different types of discounts you can choose from to boost your property.
Discount for mobile phone users: get more bookings from mobile traffic on Booking.com and Holidu: attract customers that use their mobile phone by offering a reduced nightly rate. You can click on Configure, choose the discount percentage to be offered and then click on “Activate”.
Loyalty discount: attract frequent travellers from Booking.com (and soon also from Holidu): offer a fixed 10% discount to frequent travellers. To activate this discount, simply click on the button “Activate”.
Continuous early bird discount: attract customers booking ahead of time by offering a reduced nightly rate. Choose in the boxes provided the discount percentage and the number of days in advance a booking must be made in order to activate this discount. Then click “Activate”.
Continuous last-minute discount: attract customers that are searching for last-minute deals by offering a reduced nightly rate. Choose in the boxes provided the discount percentage you want to provide and the amount of time in advance the booking has to be made in order to activate this discount. Then click “Activate”.
Weekly discount: To help you stand out from the competition, we've optimized the "Discount after 7 Nights" and renamed it to the "Weekly Discount." You can now find this updated discount in your Holidu account. The Weekly Discount is designed to enhance your competitiveness, improve your ranking, and help you fill your calendar more quickly.
What is different?
The weekly discount will apply to every night for bookings that are 7 nights or longer. This means, if you receive a booking for 8 nights, the discount will be applied to the entire booking, not just the 8th night as it was with the Discount after 7 nights policy.
C. “Allow short stays” and get up to 15% more bookings. You can get more bookings if you allow shorter stays than your minimum stay already configured in your account, but earn the same as if it was a minimum stay. To activate this discount, simply click on the button “Enable”.
Any of these discounts can be activated/deactivated at any time. Please consider that if you make changes to the discounts you offer after a booking has been made, the discount will be honoured. Furthermore, if you enable a discount, it will apply to all seasons configured in your account.
D.“Flexible stays” The flexible stays feature allows properties to gain additional earnings for those nights that, due to gaps between bookings, do not match the criteria for the rest of the configured season. This feature helps to increase the visibility of your listing as well as your minimum desired income.
